Home Inspection Checklist for Buyers

If you are purchasing a home, you understand the financial obligation that is needed in order to fully take ownership. Furthermore, you want to ensure your investment is actually worth what the home is selling for. There are always items needing change in a house that make it a home – a structure unique to you and your family, however, what about the electrical, roof, and other vital components? We have developed a home inspection checklist for buyers so you can be sure to ask your inspector about them.

Keep in mind, your Waypoint Inspector will cover all items on this list, but it is good to have as a reminder or a way to take notes for yourself!

Home Inspection Checklist

Structure

  • Are there any signs of structural settlement? (typically this is a concern of aged homes: 1950’s and older)
  • Does the truss system show any signs of alteration, repairs, or damage?
  • Were there any signs of structural repairs, enclosures, or additions?

Roof

  • What is the estimated life expectancy of the roof? …Be sure to keep in mind when you should start budgeting for a roof replacement.
  • Are there any signs of damage, repairs, or manufacturer defects?
  • Are there any active leaks? If so, is the plywood decayed? (this is the wood your shingles rest on to be secured.)

Exterior

  • What is the condition of the paint?
  • What is the condition of the electrical equipment? Are all outlets on GFCI protection?
  • What is the condition of the exterior plumbing?
  • Are the windows sealed properly?
  • What are the conditions of the windows?

Garage

  • Are the garage outlets on GFCI?
  • Does the garage door function?
  • Does the door have sensors and reverse with resistance?
  • Is the garage fire-rated?

Electrical

  • Will the electrical system pass for insurance? …Some electrical panel brands typically need replacement.
  • Is there any exposed or unsafe wiring?
  • Has the home been updated with GFCI’s and AFCI’s?

Plumbing

  • Will the plumbing system pass for insurance?
  • Do I have cast iron drain lines? – Cast iron drain lines will need to be scoped for condition and replaced at the time, or some point in the future due to deterioration.
  • Do I have any leaks?
  • Do I have polybutylene piping? – Polybutylene has been known to leak at the connections.
  • What is the life expectancy of the water heater?

HVAC – Air Conditioning

  • What is the life expectancy of the HVAC system?
  • Is the system in good working condition?
  • Are there any recommendations to make to the system, such as, insulation, ductwork repairs, or float switches?

Attic

  • Is the attic properly insulated?
  • Is there room for storage?
  • Is the ductwork in good condition?

Interior & Appliances

  • Does the interior of the home have any safety issues?
  • Is there any sign of moisture intrusion?
  • Do all of the appliances function properly?
  • Do the windows operate/seal properly?

Be sure to write down your notes or concerns as well about the home! As any person/company working in the Real Estate industry, we want you to feel comfortable with the purchase and ensure all your questions are answered!
