Roof Inspection Orlando

What Is A Roof Certification Inspection?

The Roof Certification Inspection is commonly requested by Florida Insurance Companies when your roof is nearing the end of its useful life. The inspection is completed by Florida licensed home inspectors who inspect the roof system and report on the condition and life of your roof.

After completion of the roof inspection in Orlando, a home inspector will deliver you a two-page report on your roof which will detail storm damage, repairs, and other concerns attached with pictures. That report is then sent to your insurance agent who will evaluate the report and give direction on what is needed.

Lifespan Needed On Roofs

Due to Florida’s history with hurricanes, insurance companies are using real-world data to estimate the life expectancies of roofs. Therefore, while a home inspector may report that your roof has 3 years of life remaining, an insurance company most likely will request you replace your roof. This is because most of the roofs with 3 years and less of remaining useful life do not survive through the next major hurricanes. Most insurance companies will want at least 5 years of life remaining before you have to replace your roof. Learn more about the lifespan needed on different roof coverings.

What You Can Do

To keep your insurance premium as low as possible, while not having to replace your roof, you should keep up with the regular maintenance of your roof. Find out if your insurance requires a roof inspection. Here are a few tips:

  • Ensure your roof is clean of debris, moss, and dirt. Make sure you have no roof leaks.
  • Have your roof inspect after a major wind event. Learn how to inspect your own roof.
  • Have your roof inspected at least every 2-3 years by a home inspector.
  • Complete professional roof repairs as needed. Contact a roofing contractor for this.
  • Always keep an eye out on the condition of your roof.

Jeff did a great job for us. He was thorough and took time to explain his findings with us. This inspection gave us the peace of mind we needed around our home purchase
Oliver did a great job with our inspection was very helpful and honest we felt. Also we didn’t feel like he was in a hurry to quickly get the job done to move onto the next job. Oliver explained everything about the house and showed us how certain things even worked in the house that we had no clue about since we are first time homeowners!! I highly recommend Oliver for the job of inspections not sure how great the other inspectors are with waypoint but I know if we ever purchase again we will be putting in a request to only have Oliver Peebles to complete our inspections!!! Thanks for the great , honest inspection!

Donnie was exceptional! He did a thorough inspection and never once did he make the buyer feel like they should not buy the house. He gave the buyer good tips and proper maintenance ideas for the house, Pointed out the things that did need, addressing before passing an inspection, and spoke to my client as if the house was already hers. As a real estate agent, you always want a great inspector as a partner, so that transactions can go through smoothly. Waypoint is the way!
