What Is A Roof Certification Inspection?

The Roof Certification Inspection is commonly requested by Florida Insurance Companies when your roof is nearing the end of its useful life. The inspection is completed by Florida licensed home inspectors who inspect and report on the condition and life expectancy of your roof.

After completion of the roof certification inspection, a home inspector will deliver you a two-page report on your roof which will detail damages, repairs, and other concerns attached with pictures. That report is then sent to your insurance agent who will evaluate the report and give direction on what is needed.

Lifespan Needed On Roofs

Due to Florida’s history with hurricanes, insurance companies are using real-world data to estimate the life expectancies of roofs. Therefore, while a home inspector may report that your roof has 3 years of life remaining, an insurance company most likely will request you replace your roof. This is because most of the roofs with 3 years and less of life remaining do not survive through the next major hurricanes. What You Can Do

To keep your insurance premium as low as possible, while not having to replace your roof, you should keep up with the regular maintenance of your roof. Here are a few tips:

  • Ensure your roof is clean of debris, moss, and dirt.
  • Have your roof inspect after a major wind event. Learn how to inspect your own roof.
  • Have your roof inspected at least every 2-3 years by a home inspector.
  • Complete professional repairs as needed.

Roof Age

The report will reflect the estimated age of the roof or, if available, the age shown on permitting information.

Signs of Damage

Any signs of damage, such as cracked tiles, deteriorated shingles, leaks and water damage, are reported.

Life Expectancy

Our inspector will conduct a visual check of the roof and attic to determine the expected life remaining.
