What Is A New Construction Inspection?

A new construction inspection is a home inspection of a brand new home typically before closing. This inspection ensures the home is completed and everything was completed properly.

Different Phases of a New Construction Inspection

Many people believe that just because a home is new, it’s in perfect condition. This is a false belief that can cost you money and cause headaches down the road. Our goal is to catch problems during the home’s construction so that they can be addressed right away. Here are the different phases we can inspect:

Phase 1

Pre-Pour Inspection

This phase consists of a site inspection including rough grading and vegetation/debris that may impact structure and the foundation.

Phase 2

Pre-Drywall Inspection

This phase is completed after the rough framing has been installed along with the plumbing, electrical, and HVAC systems. The pre-drywall phase allows us to discover potential issues before they are “hidden” behind the drywall.

Phase 3

Final Inspection

This phase is usually performed prior to the final walkthrough, and is similar to a comprehensive residential home inspection. We inspect the home in its entirety and test the major systems including the electrical, plumbing, and HVAC to ensure they work properly.

Warranty Inspection

Issues can develop in a home at any point in time, and many builders offer a 1-2 year warranty that covers specific items. With a warranty inspection we will come out around month 10 or 11 and complete a full comprehensive inspection. If we find any defects you can ask the builder to address them before the warranty expires.
